Annual Dues
Your dues help to preserve and maintain the beauty of Spring Creek Neighborhood which includes maintaining the sign, mowing services, landscaping, replacing trees, plants, shrubs, annuals, and ground cover. Along with the maintenance of the many amenities Spring Creek has to offer such as keeping the pool beautiful crisp clear water with pool chemicals and maintenance. Managing the pool to ensure safety of our residents which includes hiring lifeguards on duty.
Additionally, dues cover the following yearly expenses:

Communications for hosting this website and domain
Publication and mailing of our annual breeze newsletter
City utilities
Social Events

Pool Management
Your weekly trash pickup and bi-monthly curbside recycling costs are included in your annual dues. Recycling is encouraged as it incurs no additional charge and benefits the environment. Trash pickup occurs every Monday, except when Monday is a holiday, in which case it is rescheduled to Tuesday. Recycling pickup is scheduled every other Monday. To request a trash or recycling bin, contact the Spring Creek Architectural Committee at springcreekpoa@gmail.com.
The Board may propose special assessments to fund capital improvements, such as the reconstruction, repair, or replacement of capital improvements on the Common Area, including fixtures and personal property. These costs are not covered by annual dues. Residents will have the opportunity to vote on proposed special assessments, with a maximum assessment of $500.00, payable upon request.
Homeowners who violate the Covenants and Rules may be charged additional assessment fees to cover the costs of remedying the violation. These fees are separate from annual dues and special assessments.

Special Assessments
Annual Dues in the amount of $650 must be paid by January 31st to avoid penalties. Special Assessments are due upon request. The amount of Annual Dues is based on the previous year's expenses and expected upcoming expenses. The dues may increase up to 10% each year.
At the end of each year beginning in December we will mail out our annual Breeze Newsletter to every home in the neighborhood which includes the Invoice for paying your dues for the following year; as well as we will send this electronically through email.
If your dues or special assessments are not paid by the due date, Spring Creek is legally within their right to cut of your trash service, remove your access to the pool and/or place a lien on your property which could result in additional fees to cover legal expenses.
Please contact our POA Manager if you need an extension, if you are a new resident, or you need to update your contact or email address and ensure your dues are paid.

You have 3 options for paying your dues
Send Check by Mail in amount of $650.00 or
Pay with PayPal Account or Credit Card tied to your PayPal account in amount of $673 which includes a fee that Paypal charges the POA for the transaction ($23), or
Contact your financial institution to authorize the issue of a bill payment by check
Sending a Check By Mail
Make a check Payable in the amount of $650 to Spring Creek POA and mail to the following address along with a copy of your invoice. A copy of the Invoice is sent in our Annual Breeze Newsletter.
